The Virginian is located in the rolling hills of Virginia's Southern Highlands, only a few miles from the region's highest mountains and largest lakes. The community was named "One of the Best 18 Places in America to Live" by the Robb Report.

The density at The Virginian has been kept low, assuring homeowners spaciousness and privacy. Property owners are required to submit building and landscape plans and specifications to a New Construction Committee for approval prior to beginning construction.

Golf

Situated near South Holston Lake and the majestic Jefferson National Forest, the Tom Fazio-designed course was declared a "golf masterpiece" by LINKS Magazine.

Four sets of tees range from 7,135 to 5,180 yards, yet distance is not much of an issue as 10 holes play downhill. Zoyzia fairways leave for crisp iron shots. There are four water holes. The downhill, par-3 eighth plays to a green bordered by a pond and a well. The 420-yard 16th skirts a sink hole and requires a tough approach to a small green.

The layout has its own weather station and computer-controlled irrigation and fertilization system. The weather station monitors the course's needs in order to maintain a constant moisture level in the soil, along with the correct amount of nutrients for a lush greenscape.

The course was ranked the 53rd "Best Modern Course in America" by GolfWeek Magazine and was named one of the "Best Private Courses in America" by Golf Digest.

Real Estate

The Virginian offers homesites with views of mountains, lakes and the golf course, including numerous heavily wooded homesites amid oaks, poplar and evergreens. There are currently over 50 homesites available in Estate lots (3/4 acre minimum), Manor lots (1/2 acre minimum) and Cottage lots (1/4 acre minimum).

Also planned are Equestrian homesites, which will start at $350,000. All homes will be of traditional design and only detached, single-family residences will be built at The Virginian.

Maintenance-free living is now available at The Highlands Home Collection, overlooking the 11th fairway. These homes feature exteriors of wood and stone and offer spacious master suites, large baths, designer kitchens, volume ceilings and fireplaces. Three styles are offered, ranging in size from 2,000 to 3,500 square feet.

A high-pitched roof and an eyebrow window above the entrance distinguish the Argyle. Most of its 2,600 square feet of heated area is on the first floor.

The Tartan has 2,700 square feet of heated space with two Master Bedrooms on the main level. The Great Room has exceptional space and a volume ceiling. Lower levels can be added on certain lots.

The Tattersall offers an open floor plan with most of the 2,000 square feet of heated space on the main level. The Great Room is open to the Kitchen and Dining Room. The Master Bedroom is on the main level. Upstairs are two Guest Bedrooms and Bath.

Miscellaneous

The 3,800-square-foot Swim & Racquet Club, also designed in the Victorian Farmhouse style of architecture, has a heated Junior Olympic swimming pool, tennis pro shop, snack bar, outdoor grille, verandah, comfortable lounge areas around a landscaped deck, men's and ladies' locker rooms, and lighted clay tennis courts.
